Book Review: Investing in Rental Properties for Beginners by Lisa Phillips

As the title points out, this book is written for beginners. According to Lisa Phillips herself, her target audience is “regular, average people who want to know how they can find financial security through real estate investing.” Phillips also says this book “is for people who are interested in making money in a way that gives back.”   

Having said all that, unless you have a well-established portfolio of rental properties, Investing in Rental Properties for Beginners by Lisa Phillips is a worthwhile read.  

Phillips has an easy-to-read, approachable writing voice. She breaks complex topics into doable bites – making them simple and easy to understand. In her book, Phillips teaches strategies for analyzing a property for both risk factors and growth potential. For example, she preaches the theory of buying low and renting high, but she doesn’t just tout the phrase. Instead, each chapter teaches crucial info on how to make it happen. The chapters include:

In addition, she explains  the difference between a rental property owner versus a landlord  and how that impacts your investment strategy. If you want an expert to hand walk you through analyzing the market and building a robust real estate portfolio that produces a steady passive income that leads to financial freedom, then Ms. Phillips and her book are a must for you. As one reviewer said after reading Investing in Rental Properties for Beginners, “Her techniques, including one she calls CPR, are lifesaving.
